What is different about a TLC Property?

TLC Properties is honored to have you call our communities home and we do not take that responsibility lightly. Each of our communities is uniquely designed to meet the needs of its residents. No matter which community you decide to call home, you can rest assured you will be met with Excellence and Unbridled Service by every staff member. 

Are there upfront costs to move in?

We do have some upfront costs to move into our communities. They are as follows:

  • $40 application fee per applicant 18 and older
  • Administrative fee per home
  • Studio/1 Bedroom—$350
  • 2 Bedroom/3 Bedroom—$400
  • 4 Bedroom—$450

Does your community offer on-site security?

You can enjoy the peace of mind provided by our community’s secured entries, onsite management and maintenance teams. We also offer after-hours security patrol.

 

How are maintenance issues handled when the office is closed?

To ensure our residents are cared for at all times, we proudly offer on-call maintenance for emergencies outside of office hours.

Are there limitations on how I can decorate my new home?

We want you to make the space your own! You are welcome to hang pictures, mount televisions, or add shelving to your walls. We do not allow residents to paint or make any permanent changes to the home. Please review what we classify as normal wear and tear before making any modifications to ensure you do not incur restoration charges upon moving out. This is not our fully comprehensive policy, only an excerpt. All restoration charges are based on the move out inspection.

Walls & Paint: Standard wear and tear to walls in an apartment would be considered, but not limited to holes in the wall larger than a dime, major discoloration of paint, scuff marks, water damage, scratches, damaged corners, soot from candles, pet damages, etc.

Carpet & Flooring: Standard wear and tear to carpet consists of patterns in the carpet where the furniture sat and very light increases in traffic patterns. Some examples of excessive wear and tear to the carpets and flooring would be considered, but not limited to scratched, tears, rips, vinyl, carpet, or linoleum, heavy traffic patterns (largely due to failure to vacuum frequently), burns, stains, pet damages, etc.

Property & Appliances: Standard wear and tear to property and appliances consists of wearing out hinges, doors/locks, missing door stops, etc. All issues such as these should be reported to the leasing office to ensure timely services. Some examples of excessive wear and tear to the property and appliances would be considered, but not limited to evident tears in screen doors, pet damage, etc. 

What is an “Active Adult” community?

Our active adult communities are ideal for residents looking for low maintenance living in a prime location. These communities offer upscale amenities and engaging events designed to encourage residents to build relationships with each other. 

What are FLEX Services?

FLEX Services are all about freedom, lifestyle, and experience. We value our customers and offering a stress-free lifestyle. TLC Properties is proud to offer Flex Services to many of our luxury properties. These services may include dog walking, cleaning, taking out the trash, laundry service, running errands, and more! We also partner with Phoenix Home Care & Hospice to offer supplemental wellness and lifestyle concierge services for our 55+ and Active Adult residents. TLC not only offers a place to call home, but a truly enhanced lifestyle.

Is your community pet friendly?

​Absolutely! We love our furry friends. We require a one-time pet fee per pet due at move-in. Our pet fees are tiered—$300 for your first pet, $250 for your second pet, and $200 for your third pet. We do not allow more than three pets per home.

Do you have any restrictions for dogs?

We do not have weight restrictions on dogs; however, we do have breed restrictions for our communities.
