What is different about a TLC Property?

TLC Properties is honored to have our residents call our community home; we do not take that responsibility lightly. We design for each of our communities to meet the needs of its residents. Regardless of your home community, you can rest assured that every team member will meet you with excellence and unbridled service.

Are there upfront costs to apply?

  • $50 application fee per applicant 18 and older
  • $395 administrative fee per apartment home 
Additional “move-in” costs include utilities, deposit alternatives, parking, etc. Application and admin fees are non-refundable.

What does the administrative fee cover?

The one-time administrative fee reserves your apartment home and covers all administrative handlings regarding move-in/move-out and throughout your residency.

What are your income and credit requirements for approval?

600+ Credit score
2.5 times the proposed monthly rent

Not meeting these requirements does not mean automatic failure. Conditions may be applied if these requirements are not met.

What are the grounds for my application to be denied?

A balance due to another rental agency
Bankruptcy filed within the past year.
Eviction action within the past 3 years
Criminal history (please contact the property for more clarification)

What is Renter’s Insurance?

​Renters insurance provides coverage for damage or other incidents to the apartment home. TLC requires all residents to obtain renters insurance either through their community or through a third party if personal property coverage is needed. If obtained through a TLC community, it will be a liability policy only.

What is FLEX Leasing?

​Flexible leasing allows our residents to enjoy the freedom of adaptability regarding life changes. No lease end date, shorter notice requirements, and hassle-free transition for every life stage. Be sure to obtain additional information from the property staff, as there is limited availability.

What are FLEX Payments?

FLEX Payments are an alternative way for residents to split their monthly rent payments into two payments on the 1st and the 15th of the month. This flexibility helps our residents better align payments with their financial schedule, reducing the risk of late fees and offering more control over their monthly budget.

Can I sublet my apartment home?

​Subletting is not allowed at any point during your lease, this includes Airbnb, VRBO, or any similar platform.

What is an “Active Adult” community?

Active adult communities offer upscale amenities, engaging events, and conveniences that you would expect from a 55+ Community but are open to any qualified applicant. 

What are FLEX Services?

FLEX Services are all about freedom, lifestyle, and experience. Visit the FLEX section of our website for more information. These concierge-style services are designed to help you live hassle-free at TLC Properties.

What is SOAR?

SOAR stands for "Serve Our Adult Residents". 

We do this by partnering with Phoenix Home Care & Hospice to offer supplemental wellness and lifestyle concierge services. SOAR services include wellness support, house-cleaning, grocery shopping, dog walking, and more.  Please contact the property staff to determine if these services are included in your time with TLC Properties.

Is parking included?

​Parking is open to you and your guests on a first-come, first-serve basis. Upon reservation, covered and/or reserved parking may be available in your community. This can be clarified with the property staff.

How are maintenance issues handled when the office is closed?

We offer on-call maintenance for emergencies outside office hours, please call (316) 500-2830.

Is your community pet friendly?

Absolutely! We require a one-time pet fee of $300 per pet due at move-in or when the pet comes to live at the apartment home. We do not require pet rent and have no size, weight, or breed restrictions. TLC Properties only allows up to three pets per apartment home.

Does your community offer on-site security?

Yes, we offer security on a patrol rotation each day/night and for after-hours calls.
